Starter brief: Chipotle

A sample of what you get. The rep and the seller are fictional. Every fact about Chipotle comes from a public source, current as of October 17, 2026.

The scenario. A newly assigned account manager at a commercial energy and facilities services company has just been handed Chipotle as a named account. The 90-day goal is first meetings and real discovery, not a pipeline number.

How to read it: Confirmed comes from a public source. Hypothesis is unproven and becomes a discovery question. Nothing here counts as pipeline until the customer confirms it. LloydKnows is not affiliated with Chipotle.

Where they are

Chipotle is a $12B chain with more than 4,200 restaurants. It opens about one a day, and the CFO is publicly blaming maintenance and utility costs for squeezing margins. (Q2 2026 results)

Why now

Chipotle is building out its facilities team right now, as its first-ever remodel program and a fleet-wide kitchen equipment rollout get under way.

  1. Confirmed New energy management leader being hired. A Senior Manager, Facilities Tech/EMS role in Columbus was posted around October 15, 2026. It owns energy management systems, the connected-equipment roadmap, retrofits of older equipment and the vendors. This is the strongest timing signal. (posting)
  2. Confirmed Facilities leadership seats open or new. A VP Facilities posting covers about 4,000 restaurants, budgets over $110M, and energy, HVAC and retrofit vendor selection. A VP Design & Construction posting (June 2026) shapes lighting and equipment vendor choices.
  3. Confirmed First remodel program in company history. A refresh is being tested at $100K to $300K per restaurant. Remodels are when lighting, HVAC and controls get replaced.
  4. Confirmed Kitchen equipment rollout. The high-efficiency equipment package is in more than 1,000 restaurants, with about 2,000 targeted by the end of 2026 and all of them in 2027. That means more electric load per restaurant.
  5. Confirmed Emissions goal under pressure. The target is a 50% cut in Scope 1 to 3 emissions by 2030. Scope 1 and 2 were down only 17% from 2019 as of 2025.

Watch out: federal building-efficiency and EV-charger tax incentives ended June 30, 2026, so don't build a pitch on them. California's 2025 energy code and its instant kitchen rebates still apply.

Where you might fit

Three hypotheses, ranked. None is pipeline yet. Each needs a Chipotle owner, a measured problem and a decision date.

RankHypothesisEvidence so farWhat would confirm it
1Energy management and connected-equipment upgrade across the fleetNew EMS leader role; last public EMS vendor news is from 2016Current EMS vendor, contract date, energy cost per restaurant
2HVAC and refrigeration maintenance to cut repair and utility spendCFO named maintenance and utilities; $110M+ facilities budgetRepair spend trend, service-level problems, current providers by region
3Remodel-bundled retrofits (LED, controls, heat pumps)First remodel program, $100K to $300K per restaurantRemodel scope, pilot markets, who owns the spec

Known vendors: GridPoint for energy management (2016, likely stale), Nexamp community solar and E4 energy advisory (2025). A facilities posting mentions ServiceChannel and ServiceNow, probably for work orders. No HVAC or refrigeration providers are named publicly.

Who to meet first

Start with the facilities and development teams in Columbus and Newport Beach, not the C-suite. Several key seats are new or being filled, and new leaders review vendors early.

What to say

Lead with what the CFO said, not with a product. Ask for 20 minutes of learning.

Subject: Utility and maintenance costs, Q2 call

[Name], congratulations on the new role. On the Q2 call, Chipotle's CFO pointed to maintenance and utility costs as a drag on restaurant margins, at the same time as the new kitchen equipment rolls out and remodels start.

We help multi-unit restaurant chains find where those costs hide by restaurant, before they show up in the P&L. Would 20 minutes be useful to compare notes as you set your roadmap? No pitch unless you want one.

Discovery questions that turn a hypothesis into an opportunity

  1. How do you track energy and repair cost per restaurant today, and which restaurants are outliers?
  2. What energy management system runs today, and how many restaurants have it?
  3. How is the new kitchen equipment changing electrical load and HVAC demand?
  4. What does the remodel program include, and who sets that spec?
  5. How do new facilities vendors get evaluated, and who else signs off?
